Off Del Rio Pike, Franklin, in unincorporated Williamson County — the Williamson County Regional Planning Commission reviews it, not the City of Franklin. That distinction is why county records, rather than city ones, are the primary source for most of this page.
About six hundred acres along a protected stretch of the West Harpeth River, roughly two hundred of them under a conservation easement with The Land Trust for Tennessee. Section 1 was platted as sixteen lots on 154.24 acres in December 2024. Southrop Road, Overhill Gardens and Lechlade Court are private streets.

West Harpeth Partners, led by Trevor Cross, with Daniel Communities running the club. The land was bought in 2021 for $28.13 million; site work began in May 2024. Sixty-eight homesites — the one figure every source agrees on. Gated with on-site security, per the developer.
Lot sizes are advertised from just under an acre to ten acres. Platted sizes in current listings run 0.84 to 3.88 acres, with one sixty-acre parcel offered separately.

There is no production builder. Homes go through the Wyelea Design Guild, with Scott Torode of Pfeffer Torode Architecture as lead architect, LandDesign on land planning and landscape and Benesch on civil engineering. The written design guidelines are not public.
Dues show as $10,500 a year on one MLS record as at 17 October 2026. That is a single listing field, not a recorded covenant — treat it as indicative and confirm it.

wyelea.com advertises homesites “from $1.5 million.” No current listing is below $2.1 million. The gap is worth knowing before you build a budget around the headline.
The $4,440,000 transfer in August may have been a larger site or a lot-plus-build contract. We could not tell which from the record, so we are not going to present it as a land comparable.
Every verified transfer here is land. If someone quotes you a finished-home price for Wyelea, ask them which closing it came from.

Availability
More than forty percent under contract was the developer’s figure on 22 July 2025. Nothing has updated it since, so we are not going to restate it as today’s position.
Eleven or twelve homesites publicly listed, one of them under contract, as at 17 October 2026. That is a floor on availability, not a total — unlisted and off-market sites are not in it.
The sixty-acre homestead parcel is listed as active at $10,750,000 on one feed and shown as sold at fifty acres on another, last modified 10 August 2026. Unresolved; ask us before you plan around it.

Shared Spaces
Everything at The Commons — Hale House with its fitness and thermal spa rooms, the Hearth & Well restaurant and lounge, the lakeside pavilion, event hall, boathouse, two pools, tennis, pickleball, badminton, croquet, edible gardens and woodland trails — is planned. The developer’s own site still describes the club in the future tense. Amenity construction was announced for fall 2025 and no source confirms it began.
Roads and utilities in Section 1, complete as at July 2025. Section 2 roads, drainage and erosion control substantially delivered — the county reduced the performance bond from $2,812,000 to $2,100,000 on 11 June 2026, which is the municipal record saying the work was accepted. The lake has been excavated; recreational use is not confirmed.
A listing portal shows clubhouse, pool, fitness and tennis in its feature fields for Wyelea. Those are data codes, not buildings. If the club is why you are buying, get a written delivery date before you sign.

Zoning per MLS, October 2026. Treat it carefully: the same listing page contradicts itself, showing Johnson Elementary and Freedom Middle in one panel and Walnut Grove and Grassland in another. Williamson County Schools routes address lookups to a third-party tool; verify the specific lot with the district, and note that zones are redrawn periodically.

Getting Around
The developer’s own figure from its 2023 announcement, and the only travel time attached to Wyelea in any source. We are attributing it rather than adopting it.
Two write-ups give 3201 Del Rio Pike. The MLS, the developer and the map pin all say 3021. Use 3021.
We will run door-to-door times from the Del Rio Pike entrance at the hour you would actually drive them.

Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Wyelea we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.
Call (615) 723-4844 or send us a note. We represent buyers here; the on-site sales office represents the developer.
If you already own here, our seller program and marketing pages set out how we take a house in a community this small to market without leaning on the developer’s own list.
