Five of the eight published closings carry renovation language in their listings — “extensively and thoughtfully renovated,” “exquisitely redesigned.” The lowest tier, four sales between $1,750,000 and $2,490,000, is specifically the unrenovated 2000 to 2004 stock. That gap is the opportunity.
Prices ran from $312 to $804 a foot in the same community in the same year. Nowhere else in Franklin is the range that wide, and it is almost entirely a function of whether a house has been brought up to date.
1805 Pace Haven closed at $11,710,000 — 14,562 square feet on 2.56 acres, six bedrooms and eleven baths, built 2015. It took 168 days and 95.8% of a $12,225,000 ask. It is the highest price the community has recorded.

All 311 homesites are long since built. There is no new construction to buy, and no developer left to buy from.
Fourteen of 311 homes traded in the past year — about 4.5%, among the tightest of any community we cover. Median time to contract was 38 days, but the range ran from one day to 210.
Asking prices run $2,399,000 to $8,500,000, at a $3,199,500 median. Inventory turns over quickly here, so treat any published list as a snapshot.
