The rules that govern this website, what our property information does and does not promise, and how we handle what you send us.

Eden Grove is a team of licensed real estate professionals affiliated with Compass RE, the licensed real estate broker under which the team operates in Tennessee. Eden Grove is a team name, not a separate brokerage. All brokerage services described on this site are provided by and through Compass RE.
Throughout these terms, “we”, “us” and “our” mean the Eden Grove team operating under Compass RE. “You” means anyone who visits or uses edengrovetennessee.com.
Using this site means you accept these terms. If you do not accept them, please do not use the site. We may change these terms at any time; the version published here is the one that applies, and the date it last changed is shown at the top of this page.
Browsing this site, reading a property page, or sending us a message through a form does not make us your agent and does not create a brokerage, fiduciary, or client relationship. That relationship begins only when a written representation agreement is signed by you and by a licensee through Compass RE.
Until that happens, anything we tell you is general information rather than advice given on your behalf. We are not lawyers, accountants, lenders, surveyors, inspectors or tax advisers, and nothing on this site is legal, tax, financial or investment advice.
We work hard to keep property information current, but we cannot promise it is accurate or complete. Prices, availability, square footage, lot sizes, room counts, taxes, fees and completion dates change, sometimes daily, and information often reaches us from third parties such as sellers, builders, developers and public records.
No guarantee, warranty or representation of any kind is made regarding the completeness or accuracy of descriptions or measurements, including square footage and property condition. These should be independently verified.
Much of what we represent is new construction. Where a property has not been completed, the images on this site may be architectural renderings, artist’s impressions, computer visualisations, or photographs of a different home by the same builder.
Renderings are illustrative. Finishes, fixtures, appliances, materials, landscaping, elevations, dimensions and floor plans are subject to change during construction, and the finished home may differ from what is shown. Floor plans are approximate and not to scale. Nothing shown in a rendering is a representation that the completed home will match it. Rely on the plans and specifications in your contract, not on this website.
Some properties are marketed privately rather than on the open market or the MLS. Details of a Private Exclusive may be shared with you in confidence, and availability, pricing and terms can change or be withdrawn at any time. A Private Exclusive shown to you is not a public offering, and we may be restricted in what we are permitted to tell you about it.
Some pages display listings drawn from the MLS or other outside databases. Some or all of those listings may not belong to the firm. Listing information from third-party sources is provided as received and is not verified by us.
We are committed to the letter and the spirit of United States policy for the achievement of equal housing opportunity. We do not discriminate on the basis of race, colour, religion, sex, handicap, familial status, national origin, or any other class protected by federal, state or local law, and we will not honour a request to do so.
Neighbourhood and area descriptions on this site are provided as general local information. They are not a representation about the people who live in an area, and they should not be read as steering anyone toward or away from any neighbourhood. School, crime and demographic information, where mentioned, comes from third parties and should be verified independently by anyone for whom it matters.
The photography, films, renderings, floor plans, written descriptions, area guides, design and code on this site belong to us or to the photographers, builders, architects and designers we work with, and are protected by copyright and trademark law.
You may view, print and share pages for your own personal, non-commercial use. You may not copy, republish, scrape, resell, or use our content to train a commercial model, and you may not use our name, logo, or the Compass name or marks without written permission.
If you believe something on this site infringes your copyright, write to us at the address below and we will investigate promptly.
When you complete a form on this site you may give us your name, email address, telephone number and whatever you write in the message. We use that information to answer you and to provide the services you asked about. How we handle it is set out in our Privacy Policy.
By giving us your telephone number you agree that we may contact you by telephone, text message and email about your enquiry and about properties that may interest you. You can stop marketing messages at any time by replying STOP to a text, using the unsubscribe link in an email, or telling us. Message and data rates may apply. Consent to marketing is not a condition of any purchase or of our services.
Please do not send confidential information, financial account details, or documents containing a Social Security number through a website form. Email is not a secure channel.
Where we link to another site — a builder, a restaurant, a club, a map, a public records source — we do so because we think it is useful. We do not control those sites, we are not responsible for their content or their privacy practices, and a link is not an endorsement.
Please do not attempt to interfere with the site, gain unauthorised access to any part of it, scrape it automatically, introduce malicious code, or use it for any unlawful purpose or in any way that could damage or overburden it.
This site is provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, and any warranty that the site will be uninterrupted, secure, error-free, or that the information on it is accurate or current.
To the fullest extent permitted by law, neither we nor Compass RE, nor our respective agents, employees or affiliates, will be liable for any indirect, incidental, special, consequential, exemplary or punitive damages arising out of your use of this site or your reliance on anything published on it, including lost profits or lost opportunity, even if we have been advised that such damages are possible.
Nothing in these terms limits any liability that cannot lawfully be limited.
You agree to indemnify and hold harmless Eden Grove, Compass RE, and our respective agents, employees and affiliates from any claim, loss, liability or expense, including reasonable legal fees, arising from your misuse of this site or your breach of these terms.
These terms are governed by the laws of the State of Tennessee, without regard to its conflict of laws rules. Any dispute arising out of them or out of your use of this site will be brought in the state or federal courts sitting in Davidson County, Tennessee, and you consent to the jurisdiction of those courts.
If any part of these terms is found unenforceable, that part will be limited or removed to the minimum extent necessary and the rest will remain in full force.
