The Development

What Troubadour Is

01

The Setting

Troubadour sits on the Williamson County side of College Grove, between College Grove and Arrington and about thirty miles south of downtown Nashville — the club’s own figure. The clubhouse address is 8000 Club View Drive. Roads inside are private and paved, the entry is gated and listing records show a security guard. Internal streets include Troubadour Drive, Lanceleaf Drive, Harlow Drive, Whiskey Road, Six String Drive, Trident Ridge Road and Strait Trail.

The land is not new to golf. The course is a Tom Fazio redesign of a Von Hagge, Smelek & Baril layout — the former Hideaway at Arrington — which opened and then closed around the recession.

02

The Community

Developed by Discovery Land Company. The land is held by Arrington Property Holdings, LLC and the developer’s own brokerage, Discovery Tennessee Realty, lists lots directly.

The homesite count depends which page of the club’s site you read — one says 375, another 376, and third parties say 369. Call it roughly 375 at build-out. Acreage is published as 850, 860 and 908 by three different sources and by none of them officially, so we are not going to pick one. Lots on the records we can see run about 0.43 to 1.49 acres.

03

The Homes

No design guideline document is public. Buyers bring their own plans or use the Grove Park plans supplied with the lot. Aspen Construction and Discovery Builders of Tennessee appear by name in listing records; other builders circulate on agent websites without confirmation.

The HOA is $715 a month on three separate 2026 listings. A one-time fee appears variously at $375 and $585, and a community enhancement fee of about one percent of the sale price is reported by two agent sources and confirmed by no recorded document.

Membership

The Club

Membership Comes With the House

Buying here means joining. The club is member-owned and describes membership as by invitation.

No Published Figures

The club publishes no initiation fee and no dues figure anywhere. The numbers you will find on agent websites are not sourced to the club, and we are not going to repeat them. Ask us and we will get you the current schedule from the membership office in writing.

Ask What It Covers

Golf, the practice facility, dining, the fitness and racquet facilities and the Outdoor Pursuits program are described as member benefits. The scope of each tier is not public.

Still Selling

Lots Are Still Being Sold

The developer continues to list homesites directly through Discovery Tennessee Realty. Five lot listings were observable on 17 October 2026, from $2,000,000 to $4,900,000.

How Much Is Left, Honestly

We cannot tell you. The club’s live inventory map sits behind a permission wall. A 2021 forum post put it at 190 of 360 sold; a brokerage analysis in August 2026 called the community largely built out. Neither is a number we will publish as fact.

Completed Homes

Fourteen homes were listed from $4.25M to $16M as at 20 August 2026, two of them under contract.

RealTracs MLS records observed 17 October 2026. List dates on one aggregator contradict themselves; confirm any specific lot before offering.

Amenities

The Fazio Course

Eighteen holes, 7,748 yards from the tips, slope 146. Ranked fourth in Tennessee by Golf Digest across 2021–26 and T136 nationally in Golfweek’s Best 2026 list of residential courses — down from 128 the year before. A course has to be open and played to be rated, which is the firmest evidence on this page that something here is actually built.

What the Records Show

A clubhouse, fitness center, pool, tennis and pickleball courts, spa, dining, stocked ponds, a practice range, trails, a park and a playground all appear in the structured association-amenity fields of current listings — a broker-attested data field rather than marketing copy. The club itself describes an organic farm and a farmers’ market where members pick their own produce.

What We Will Not Claim

Discovery’s own real-estate disclaimer reads: “all amenities of the Project are proposed only.” No source we found separates open from planned. Nothing documents an equestrian center, a “Field Club” facility or comfort stations, despite the name. The short course is called planned by one source and described as existing by another. Walk the property before you rely on any of it.

Getting Around

Getting There

Thirty Miles South of Nashville

The club’s own published distance, echoed by Golf Digest. We are publishing the distance rather than a drive time.

Why Not Minutes

We could not find a dated, defensible travel-time source for College Grove, and a number invented for a brochure is worse than none.

Ask Us for Real Numbers

Tell us where you commute and we will run door-to-door times from the gate at the hour you would actually drive it.

Before You Offer

Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Troubadour we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.
