Annandale runs along Jones Parkway in north-central Brentwood, between Cloverland Drive and Old Smyrna Road, east of I-65 and north of Concord Road. 221 acres, of which 70 are landscaped common ground and fourteen a linear park. Most of the community sits in Williamson County; a small portion falls in Davidson.

180 homes, developed from 2006 and essentially complete by 2013. Roundabouts and cul-de-sacs rather than a grid, underground utilities, several lakes with fountains. Every house was approved by the Annandale Design Review Committee, which exists partly to prevent duplication — no two elevations repeat.

Traditional, Mediterranean and Tudor, with a covenant floor of 3,500 square feet. Houses sold in the past year ran 4,586 to 9,173 square feet on lots of roughly half an acre to an acre and a half. Ten builders worked here, among them Carbine & Associates, Ford Custom Classic Homes, Legend Homes, Grove Park Construction and Castle Contractors. Most homes have no basement.

Across 37027, 269 homes closed above $2M in the same period at a $2,754,358 median. Annandale’s nine sales carried a $3,419,000 median — well above, on a very small sample. Eight of the nine cleared $2M.
The two highest sales of the year were both on Jones Parkway, at $6,385,000 and $6,050,000, and both returned over $650 a foot against a community median of $479. The parkway frontage carries a clear premium over the interior streets.
391 Jones Parkway closed at $6,385,000 in July 2026 — 8,813 square feet on 0.87 acres, built 2015 by Grove Park Construction, at 98.2% of a $6,500,000 ask. It last traded at $3,300,000 in 2020.

180 homes were constructed and, as of the last published count, a single homesite remained. Every purchase is a resale.
Nine of 180 homes traded in the past year — half the turnover of a community like Witherspoon. Annandale is tightly held, and the wait for the right house can be long.
Asking prices run $2,875,000 to $7,999,900, at a $3,675,000 median. Nothing is under contract.
