The clubhouse is Pleasant Hill Mansion, built 1854, with dining rooms and a ballroom overlooking the eighteenth green. Every exterior change goes to the architectural review committee before the city will issue a permit.

Eighteen holes, par 72, 7,031 yards from the back tees — an Arnold Palmer Signature Design by Palmer and Ed Seay, opened in 2000, on Crenshaw bentgrass greens and Zoysia fairways. The single most misunderstood thing about the community: buying a house here does not give you golf. Resident amenity access comes with the HOA; golf is a separate membership.

At $2,140,000 the median sits 22% below Brentwood’s $2,754,358 luxury median — but that is because this table counts everything, including twelve sales under $2M. Isolate the $2M-and-above tier and the Governors Club returns a $3,950,000 median across eight sales, sixth by luxury volume among Brentwood subdivisions.
Twenty-one of the 29 were built between 2000 and 2008. Only two postdate 2011 — and those two, from 2024 and 2025, returned $541 and $701 a foot against a community median of $383. New construction here is worth roughly double the older stock per foot.
Nineteen days to contract at the median, and nothing sold above ask. Larger older houses trade at remarkable prices per foot — 19,427 square feet at $314, 15,705 at $411. For a buyer willing to renovate, this is the cheapest square footage in luxury Brentwood.
Availability
Twenty-nine of 438 homes traded in the past year — about one in fifteen, more turnover than any comparable Brentwood community. Something is almost always available.
The HOA covers the gate, tennis, pool and the mansion. Golf requires its own initiation and dues, and sources disagree about whether owners must hold a minimum social membership. Get the current schedule from the club in writing before you offer — we can arrange it.
The lowest closing of the year was $1,425,000 and eleven of the 29 went below $2M. If the address matters more than the finish level, this is the least expensive way to own behind a manned gate in Brentwood.
Active inventory is disputed between sources — counts ranged from twelve to forty-one in September 2026, because each draws the subdivision boundary differently. Rather than publish a number we cannot stand behind, ask us and we will pull the current list from RealTracs.
The Club
The 1854 house serves as the clubhouse — dining rooms, a ballroom and verandas over the eighteenth green. Three dining outlets: the Palmer Room, the 19th Hole Grille and Pub, and the Lakeview Verandah.
Clay and hard courts, pickleball, a junior Olympic pool with a children’s splash area and a cabana bar, and a fitness centre.
Over 200 acres of the site is golf course. Beyond it, a lake pavilion and fishing, walking trails and a children’s play park.
Dues run $250 to $465 a month depending on phase, covering common-area landscaping, the amenity areas and round-the-clock guard staff. The transfer fee is most commonly $5,000, not the $1,000 often quoted. Club membership is charged separately.
Williamson County Schools
Every Governors Club property record carries the same three schools, with no split zoning across the community.
Currently at 101% capacity; a new Brentwood middle school is funded.

Downtown Nashville is 10.8 miles at roughly 18 minutes on average; rush hour can nearly double it. No source publishes a figure for BNA from Concord Road.
