Ask Us About FireflyThe Development
Firefly has a Spring Hill mailing address and sits in unincorporated Maury County, not Williamson. That is the load-bearing fact on this page, because it decides the schools and the taxes.
The record is the Maury County Legislative Body’s own rezoning of Tax Map 045 — parcels at 3065 Highway 431 and at 4976 and 5028 Flat Creek Road — from A-2 Rural Residential to R-PUD, heard 20 May 2024 after a favorable Planning Commission recommendation on 25 March. Williamson County could not rezone land it does not govern. The sales center is at 3071 US-431.
Maury County Legislative Body, Firefly R-PUD public hearing notice, case 0024-18-2024
Storied Development in partnership with Wheelock Street Capital. 725.28 acres as rezoned — the developer and the press both round it to seven hundred. The R-PUD approves 407 single-family lots. Ground was broken on 17 December 2024. The developer describes it as private and gated.
Lot sizes are not published anywhere we could find. Lots are described by position instead — golf frontage, creekside, green space. No HOA figure is published either.

Legend Homes and Tennessee Valley Homes each describe themselves as one of several selected custom builders; the full roster is not public. No architectural guidelines have been published. SWABACK is the architect of the club buildings, not of the houses.
Home construction is expected to begin in 2027. Nothing is built yet, so every figure you will see for a finished house here is a projection.

We could not retrieve closed or active homesite sales from the MLS for Firefly. Until we can, none of the above should be read as a market range. Ask us and we will pull the RealTracs record for the lot you are considering.
Finished homes are marketed as starting around $2.5 million by one builder and “anticipated to start at $2.9 million” by the developer. Both are forecasts. There is no sale price for a house in Firefly because there is no house in Firefly.
The club’s initiation and dues schedule is not published, and we are not going to repeat the figures circulating on third-party sites. Ask us and we will get it from the membership office in writing.
Developer and press statements on the dates shown. The developer’s own homepage range was still below its September 2026 release range when we checked on 17 October 2026.
Availability
Nearly 150 homesites sold since 2025, with fewer than thirty remaining across Phases I and II — the developer’s statement of 2 September 2026.
It is six weeks old and it comes from the seller. We would not restate it as today’s figure without checking, and neither should anyone else.
The second phase of homesite sales launched on 12 May 2026. The initial launch in September 2025 moved more than eighty homesites in forty-five days.
Shared Spaces
Eighteen holes, par 72, Andrew Green’s first original design, plus a nine-hole short course. Both opened Labor Day weekend 2026. This is the part of Firefly that exists.
The Fieldhouse, the Golf Shop and the Outpost, all designed by SWABACK, are targeted for spring 2027.
The clubhouse, fitness center, family club, adult and family pools, bowling, golf simulators, game room, multisport court, music hall, a STEAM space, and a racquet club for tennis, padel and indoor pickleball. The practice field, short-game greens, putting green and teaching facility are written in the present tense in the marketing but nowhere stated as open.

Maury County Public Schools
Firefly’s Highway 431 and Flat Creek Road address ranges both appear on the district’s own 2026–27 street list under this school.
Same two street ranges, same answer.
Same again — both rows agree across all three schools.
A builder page for Firefly lists Bethesda Elementary, which is a Williamson County school in Thompson’s Station, alongside four private schools. Firefly is in Maury County and is not zoned to it. If you have seen that list, disregard it.
Maury County Public Schools 2026–27 Master Street List, downloaded 17 October 2026 — the district’s own lookup, and the firmest school sourcing on any of our development pages. It is a street list rather than a zone map, and a new subdivision’s interior streets may not appear on it yet, so confirm with MCPS Pupil Services for a specific address.

Getting Around
The developer’s figure, repeated in press coverage, with I-65 access.
Same source. We are publishing mileage rather than minutes.
Neither is sourceable, and “minutes from Cool Springs” is a time claim with nothing behind it. Tell us your commute and we will measure it from the gate at the hour you would drive it.

Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Firefly we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.
Call (615) 723-4844 or send us a note. We represent buyers here; the on-site sales office represents the developer.
If you already own here, our seller program and marketing pages set out how we take a house in a community this small to market without leaning on the developer’s own list.
