Ask Us About HarlanThe Development
9230 Old Smyrna Road, Brentwood — inside the city limits, Williamson County. Seventy-one acres formerly known as the Mick Property. The interior streets are Nina Court and Liza Court.
Gated, with a gatehouse. Of the three Grove Park communities, Harlan has the firmest public record: it sits inside a municipality that had to act on it.
Williamson Herald, 22 March 2021; RealTracs MLS county and subdivision fields; harlanbrentwood.com
Brentwood city commissioners rezoned the land from AR to R-2 on a four-to-three vote at second and final reading in March 2021. Twenty-one lots averaging 2.69 acres — the one figure every source agrees on, where Anna’s lot count is disputed three ways.
Grove Park Land Co. is the developer. Observed lot sizes run 2.31 to 3.2 acres. Dues are $1,000 a month as at January 2026.

No design guidelines are published. The developer’s own site shows one image captioned “elevation of imagined home design in Harlan” — its own word, and a fair one: it is a concept, not a built house.
Landon Development is named as builder in the MLS, with Pfeffer Torode Architecture and JFY Designs on potential plans, while the developer’s site describes homes built by Grove Park Construction. Both claims exist. Do not assume a single builder until you have asked.

What It Costs
| Property | Price | Status and date |
|---|---|---|
| 9237 Nina Ct, Lot 2 — 2.48 ac | $2,900,000 | active lot, MLS 3247804 |
| 9238 Nina Ct — 3.2 ac | $2,000,000 | lot closed 3 May 2022 |

| 9221 Liza Ct — 2.39 ac | $1,999,000 | active lot, MLS 3122765 |
The developer’s homepage gives $7 to $20 million for finished homes; another source says $4 to $11 million. What has actually happened: 9238 Nina Court, built 2024, was listed at $16,000,000 on 21 July 2026 and removed on 26 August. A prior listing was withdrawn at $10,500,000. Redfin’s own estimate for the same house is about $7.5 million, and Harlan does not appear among Brentwood’s ten most expensive active listings.
harlanbrentwood.com publishes no prices at all. The lowest verifiable number attached to Harlan is the $1,999,000 active lot.
A thousand dollars a month is gatehouse staffing and common-area maintenance. It is not buying recreation, because there is none — see below.

We do not know, and no source states it. A brokerage marketing page calls one of the two “the final opportunity.” That is scarcity language, not a fact we can confirm — and the same page does not list Harlan among its own nineteen gated communities while calling it gated.
We have the 2021 rezoning but not the final Planning Commission plat approval, so we cannot say for certain that all twenty-one lots were platted. Worth pulling from the Williamson County Register of Deeds before you offer.
Shared Spaces
A gated entrance with a twenty-four-hour gatehouse, and underground utilities. That is the complete recorded amenity list.
The developer’s site names no built or planned amenity. The oak trees and rolling countryside in the copy are a description of the site, not facilities.
Listing copy uses the present tense and one record describes twenty-four-hour armed security, in text that is truncated mid-word in the source. We could not confirm that the gatehouse is staffed today. Ask on the visit.

This is the strongest school sourcing of the three Grove Park communities: the City of Brentwood’s own rezoning analysis for this exact parcel projected about eleven additional students at Lipscomb Elementary and three across Brentwood Middle and High. That is a municipal record tied to 9230 Old Smyrna Road. It also dates from 2021, and Williamson County redraws boundaries periodically — confirm current-year zoning with the district.

Getting Around
Of the Brentwood communities on this site, Harlan is the closest to exit 71 at Concord Road and to Cool Springs.
The City of Brentwood is designing improvements to Old Smyrna Road from Jones Parkway to the city limit. The city describes the road as a narrow, heavily traveled east-west arterial whose western three quarters of a mile is about fifteen feet wide, bordered by large trees and old stone walls close to the travel lane. Neighborhood meeting December 2023, council item January 2025, public meeting August 2025; still in design, with a property-owner meeting yet to be scheduled. The city could not confirm to us whether 9230 specifically falls inside the study limits.
The only travel-time figures we found for Brentwood are measured from the city centroid by an undated agent blog. We would rather measure from the gate for you.
City of Brentwood, Engineering — Old Smyrna Road capital improvement project. We flag this because it is a government-sourced disclosure item on the frontage road.

Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Harlan we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.

If you already own here, our seller program and marketing pages set out how we take a house in a community this small to market without leaning on the developer’s own list.
