Ask Us About CallieThe Development
Callie Lane and Opus Street, off Holly Tree Gap Road, with a Brentwood 37027 mailing address. The land is in Davidson County, not Williamson.
Six independent records say so, and all eight closed sales here are recorded in Davidson County. That means Metro Nashville property tax and Metro Nashville Public Schools — not Williamson County rates and not Williamson County Schools. One agent site lists Callie under Williamson County Schools; the same site says Davidson on its own Callie page. The Davidson evidence is not close. If you are buying here for Brentwood schools, you are buying the wrong house.

About seventy single-family homes on roughly seventeen acres, developed and built by Grove Park Construction — the one of its three Brentwood-addressed communities where Grove Park is also the builder.
The style is explicitly modeled on the Florida 30A towns, Alys Beach and Rosemary Beach: courtyard construction in a modern European village idiom, cedar shake or standing-seam metal roofs, moveable glass walls, elevators.

Lot size is the defining feature and it cuts both ways. Platted at thirty by a hundred, fifty by a hundred and fifty-five by a hundred feet — roughly a tenth to an eighth of an acre. The builder’s own words: “lot sizes are small and the homes will be closer together.” For comparison, Harlan’s lots average 2.69 acres. These are not the same product.
Houses were planned at 3,000 to 5,000 square feet; one has closed at 6,832. Dues are $295 to $325 a month depending which record you read. The one-time fee is published as $1,500, $3,000 and $150 by three different sources, so get it in writing before you close.

What It Costs
| Observed | Figure | What it is |
|---|---|---|
| 6 March 2026 | $3,200,000 | highest closed — 6 bed, 7 bath, 6,832 sq ft |
| 15 October 2026 | $2,799,900 | active, 6323 Callie Ln Lot 6; listed 10 July at $2,699,900, raised 15 August |
| 30 June 2025 | $2,228,632 | closed against an original list of $2,600,000 |
| 21 August 2026 | $1,935,000 – $3,200,000 | range of closings over the rolling twelve months |
| 28 January 2021 | $1,700,000 – $2,200,000 | the launch range |
“Homes start at $1.7 million” is a 2021 figure still in circulation. Current actives are around $2.8 million.
The active listing went up $100,000 between July and August 2026. The 2025 closing, by contrast, came in well under its original ask. Both are true; neither is the whole picture.
$1,500, $3,000 and $150 are all published for the same community. That is not a rounding difference and it belongs in writing before closing, not after.

Availability
New construction with a 2026 build year was listed as recently as 15 October 2026. Homes on record carry build years of 2022, 2024, 2025 and 2026.
Not published anywhere. Seventy homes at build-out is the planned figure; the number sold is not stated by the developer or by any record we reached.
Sources disagree — infrastructure through July 2021 with homes from August 2021 in one account, August 2022 in another. It matters only for the warranty questions, but it is worth asking.
Shared Spaces
Grove Park’s own site says “gated entry application is pending.” MLS copy describes the community in the present tense as gated, and an audit of eight closed records found only one flagged that way. Treat the gate as pending until you have driven through it.
A resort-style pool, outdoor spa and pavilion are described as expected in 2026. A listing portal notes the copy “does not confirm they are complete.” The developer’s site names a Callie Amenity Center and shows a pool photograph with no build status attached. We could not confirm that any of it is built.
Sidewalks, underground utilities, a dog park and a walking trail appear in MLS records, and one record’s association field reads clubhouse, park and playground. Those are feature codes. Treat the pool photograph as a rendering until you have stood next to it.

Metro Nashville Public Schools

Three different answers are in circulation — William Henry Oliver, Wright and Isaac Litton. We are not going to publish one. Settle it with the MNPS district maps or the Family Information Center before you offer; the district’s online zone finder was returning an application error when we checked.

Metro Nashville Public Schools — not Williamson County Schools. No listing field we found names the district explicitly; we are inferring it from three MNPS school names plus the confirmed Davidson County location, and we would rather flag that inference than hide it.

Getting Around
Callie sits on the Davidson side at Holly Tree Gap, north of Anna and Harlan. Any drive time published “from Brentwood” will overstate the Nashville commute and understate Cool Springs and Franklin, so do not reuse one across all three.
We have no source we would stand behind. Ask us and we will measure from Callie Lane at the hour you would drive it.
Davidson County and Metro Nashville rates apply here, not Williamson County’s, whatever the mailing address says. We did not research the current rates; get them from the Metro Trustee before you budget.

Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Callie we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.
Call (615) 723-4844 or send us a note. We represent buyers here; the on-site sales office represents the developer.
If you already own here, our seller program and marketing pages set out how we take a house in a community this small to market without leaning on the developer’s own list.
