Large-lot land · a private club that has not opened · two closed sales on record
Ask Us About Bison RidgeThe Development
Joelton, in north-west Davidson County, near I-24 exit 35 — semi-rural Metro Nashville, not Williamson County. Interior streets are Bison Ridge Road, Axis Ridge, Buffalo Run and Eagle Pass, with the stated main entrance on Ridge Hill Drive.
The county matters here and the postal address does not settle it: part of the 37080 ZIP falls in Cheatham County. The MLS county field on the closed records reads Davidson, and that is what we are relying on.

Marketed as 250 private acres with a 62-acre resort core and a claimed second phase of 80 acres; fourteen homesites from about five to thirty-six acres; two gated entrances and perimeter fencing for a herd that includes bison, elk and other species.
Those figures all come from the developer. We could not find a recorded plat, a zoning action, a Metro Planning approval or a Tennessee Secretary of State entity record for Bison Ridge Resort and Residences, LLC to confirm any of them, and no principal is named anywhere. That is not an accusation; it is the state of the public record, and you should know it before you commit.

Lots are on private wells and marketed as percolation-tested for a five-bedroom residence, so expect septic. Electric service is in. One record says public water where the others say well.
The developer describes a closed list of approved builders and a design review process, but names no builder and publishes no covenants or design guidelines. One house exists, built in 2025.

What It Costs
| Property | Price | Status and date |
|---|---|---|
| 1010 Bison Ridge — 5.01 ac with a 2,500 sq ft house built 2025 | $1,950,000 | closed 7 January 2026 |
| Axis Ridge — 5 ac | $1,250,000 | under contract 26 September 2026 |
| 1500 Eagle Pass — 5 ac | $1,250,000 | active, listed 13 February 2026 |
| 1020 Bison Ridge Rd — 5.01 ac | $995,000 | closed 14 October 2024 |
The developer’s own schedule lists 1020 Bison Ridge as available at $1,250,000. That parcel closed at $995,000 in October 2024. It lists “1500 Eagle Way” at $1,000,000 in escrow; the MLS shows 1500 Eagle Pass at $1,250,000, active. And it presents $1,950,000 as a homesite price when that sale included a house.
Four figures are in circulation across three sources — $2,500 a quarter, $5,000 a year, $500 a month and $75 — two of them on the same page. Get the current schedule in writing before you offer.
The lots and the club are sold separately, with separate dues. The development’s two websites give different membership counts — 114 on one, 113 on the other — and different pricing for the same tier. We are not going to quote a figure the seller’s own sites disagree on.

Availability
The question worth asking of a development with no press coverage is whether anything has ever sold here. Two have: October 2024 and January 2026. One more is under contract and at least one is actively listed.
The developer says eleven of fourteen lots remain. We could not verify the fourteen, let alone the eleven.
Two brokerage community pages for this subdivision return zero listings, which suggests inventory is placed narrowly rather than broadly syndicated. If you want to see what is actually available, you need someone to ask directly.
Shared Spaces
This is not our inference. The club’s own membership terms condition refunds on “the opening of the clubhouse and commencement of club events and amenities,” and the developer’s site says dues begin when the club opens. In its own words, it is not open.
Interior roads, a gated entrance, perimeter fencing, wells and electric service to the lots, a live animal herd, and one completed house.
Spa, indoor pool, overnight villas, restaurant and bar, golf simulators, putting green, pickleball court, skeet deck, pavilion, billiard room, stocked ponds, and the second phase. A 2024 listing described a lake, trails and a lakehouse as planned; two years on we found nothing to say they are built. The developer’s own site notes that its renderings show design intent.

Metro Nashville Public Schools
Both listing records agree on the elementary school.
One listing names Brick Church Middle; the ratings panel on the same page names Haynes Middle; a Joelton Middle also exists. We are not going to publish one. Use the MNPS zone finder for the specific address.
Both records agree on the high school.
Metro Nashville Public Schools. Zoning per listing data, October 2026, and subject to change. Joelton is inside Metro Nashville, so this is MNPS, not Williamson or Cheatham County.

Location
Getting Around
North-west Davidson County, with interstate access at exit 35.
The developer’s own distance to downtown Nashville. Its marketing elsewhere claims fifteen, twenty and twenty-five minutes on three different pages, so we are publishing the mileage and nothing else.
We found no sourceable drive time to BNA. Ask us and we will measure it.
Due Diligence
Ask for the recorded plat, the HOA declaration and covenants, and the club documents. None of them is public, and all three change what you are buying.
If an amenity matters to your decision, get a written delivery date. The clubhouse, by the developer’s own terms, has not opened.
Confirm the school assignment with MNPS directly, and confirm septic approval for the specific lot rather than relying on listing copy.

Next
Everything on this page is sourced and dated, and where the record is thin or the sources disagree we have said so rather than smoothed it over. Before you write an offer in Bison Ridge we will pull the recorded plat, the covenants and the current school zoning for the specific lot, and run door-to-door drive times from the actual entrance.
Call (615) 723-4844 or send us a note. We represent buyers here; the on-site sales office represents the developer.
If you already own here, our seller program and marketing pages set out how we take a house in a community this small to market without leaning on the developer’s own list.
