The Area
Germantown is Nashville's oldest neighbourhood, a few blocks northwest of downtown and listed on the National Register of Historic Places. The historic district covers eighteen city blocks bounded by Jefferson Street, Third Avenue North, Taylor Street and Eighth Avenue North. German immigrants began building here in the 1840s.
Germantown is the exception among these areas: it is not yet a $2M market. The highest closed sale on record is $2,250,000, on 5th Ave N at $600 per square foot, and the postcode does not register in Davidson County’s $2M-and-above reporting at all. The ceiling is rising though — a 10,024 square foot house on Madison St is asking $7,495,000, and new construction is pushing the top of the market upward each year.

The district's residences were built across three phases — 1850 to 1874, 1875 to 1899 and 1900 to 1924 — giving the streets an unusually layered nineteenth-century character. Documented styles include Italianate, Stick, Eastlake and Queen Anne.
