What to Expect

01

The Setting

West Meade sits on Nashville's west side about ten miles from downtown, bounded by Charlotte Avenue to the north and Harding Pike to the east. It was carved from the western portion of the Belle Meade Plantation, sold in 1944 as the 1,700-acre West Meade Farms and developed for housing after the war. It adjoins the city of Belle Meade and the Warner Parks.

02

The Luxury Market

Thirty-two homes closed above $2M, at a median of $3,225,000, with an area record of $8,500,000 on Bresslyn Rd. The split between old and new is stark — houses built 2020 or later returned a $3,395,000 median at $572 per square foot, against $1,050,000 and $378 for the pre-1980 originals. Most lots run an acre or more.

The Houses

The core stock is masonry-veneer ranch houses on large lots, built through the middle and later twentieth century after the farm was subdivided. Newer construction has increasingly replaced original ranches with larger custom homes.

  • Acre-plus wooded lots

Things to Do

Warner Parks

Percy and Edwin Warner together span more than 3,100 acres of forest and field about nine miles from downtown, opened in 1927 on land given by the Warner family. There are over sixty miles of trail, twenty-plus miles of paved scenic roadway, two equestrian trails and a nature center. The main entrance sits at the end of Belle Meade Boulevard beneath a monumental limestone stair, and the steeplechase course has run the Iroquois each May since 1941.

Cheekwood Estate & Gardens

A 55-acre estate built on the Maxwell House coffee fortune, its limestone mansion designed by Bryant Fleming and finished in 1932; the family opened it as a botanical garden and art museum in 1960. Visitors tour the house and its American art collections, walk formal and woodland gardens, and follow a sculpture trail set with ten works through the grounds.

Belle Meade Historic Site & Winery

The 1853 Greek Revival mansion anchors more than thirty acres of the former thoroughbred farm on Harding Pike, with the 1790s Harding cabin, carriage house, stable and dairy open to walk. Costumed guides lead mansion tours every thirty to forty-five minutes, and admission includes a tasting at the winery.

Dining

Sperry’s

A Nashville institution on Harding Pike, open since 1974 when the Thomas brothers built it on the site of a former garden centre; it turned fifty in 2024 and is still family run. The dining room has been deliberately left unchanged — dark stained glass, dark wood, an English tavern feel — and it remains a special-occasion steak and seafood room. It served the city's first salad bar, and is known for crab cakes, prime rib and twice-baked potatoes.

Sam’s Place

A neighbourhood grill on Highway 100 near Percy Warner Park, built for game day with more than forty high-definition screens and a first-come, first-served policy. Indoor and patio seating, known for pizza, burgers and ribs, serving lunch, dinner, weekend brunch and happy hour.

Caffè Nonna

A Sylvan Park Italian room on Murphy Road, opened in 1999 by chef-owner Daniel Maggipinto and built on recipes from his grandmother's kitchen in the North Bronx. Small and unpretentious, seating around fifty, with two patios including a covered one. The signature is the Lasagna Nonna — butternut squash with cheese sauces, marinara and spinach — alongside the lamb shank.

Golf & Clubs

Belle Meade Country Club

Founded in 1901 and among Tennessee's oldest private clubs, with an eighteen-hole par-72 course shaped by a succession of architects — Tom Bendelow in 1912, Donald Ross in 1921, Robert Trent Jones Sr. in 1951 and a Rees Jones restoration in 2004. It plays roughly 6,885 yards over Bermuda fairways and bentgrass greens. Clubhouse, tennis, driving range and teaching professionals; membership is private.
