What to Expect

01

The Setting

Arrington is an unincorporated community in eastern Williamson County, settled originally as Petersburg and with a post office from 1858. It sits in rolling farmland roughly twenty-five miles south of Nashville, and is known as the heart of Tennessee's wine country. State Route 840 gives quick access to I-65 and I-24.

02

The Luxury Market

Thirty-two of 138 closings — 23% — cleared $2M, and twelve of the 43 homes currently on the market are asking above it. The postcode record stands at $3,878,859 in Hardeman Springs. Black Hawk is the acreage enclave: six sales at a $2,450,000 median on 2.21-acre lots. Newly completed houses carried a $2,067,200 median against $1,425,000 for existing stock.

03

The Houses

Housing spans construction years from 1900 to the present, so historic farmhouses sit alongside large new construction in gated and acreage subdivisions such as Kings Chapel, Hardeman Springs and Black Hawk. Architecture leans traditional, with Craftsman, modern farmhouse and European influences most common.

Things to Do

Arrington Vineyards

A 95-acre property with sixteen acres under vine, co-owned by Kix Brooks with winemaker Kip Summers and John Russell. Visitors taste across five tasting rooms, buy cheese and charcuterie at the pavilion, and spread out on the lawns with their own blankets and picnics. The free Music in the Vines series runs weekends from April through October.

Tennessee Renaissance Festival

Held every weekend in May at the foot of Castle Gwynn on Newcastle Road, the festival recreates the medieval village of Covington Glen. The castle is the private, still-unfinished work of photographer Mike Freeman, who broke ground in 1980 and built two seven-storey towers joined by a brick cloister; it appeared in Taylor Swift's Love Story video. Freeman started the festival in 1986 to let curious neighbours see it.

Hatcher Family Dairy

A working dairy farm on Arno Road run by six generations of Hatchers since 1831. The store sells fresh and chocolate milk, ice cream, eggs, butter and beef, and visitors can watch the robotic milking system — Middle Tennessee's first, installed in 2024 — from a dedicated viewing room. There is a milk museum, a barn play loft and picnic ground; farm tours run on select dates only.

Dining

Martin’s Bar-B-Que Joint

The original Martin's, opened in 2006, is the flagship of Pat Martin's now multi-state group and the place the company still calls where it all began. West Tennessee-style whole hog barbecue, with sides and pies made from scratch in house daily. Casual, with dine-in seating and a drive-through.

Mojo’s Tacos

Opened in Nolensville in 2024 in a new two-storey building, the third in a group that began as a food truck and grew to a Franklin flagship at The Factory. Creative tacos — brisket, fried avocado, Korean cauliflower, fish — alongside quesadillas, nachos and craft margaritas, with breakfast tacos at weekends. Named for Mojo, a two-thousand-pound bull owned by one of the founders.

Golf & Clubs

The Grove

A private club community anchored by an eighteen-hole Greg Norman championship course that opened in 2012 in College Grove. Golf Digest ranks it eighth best in the state for 2025-26, panelists citing its fast greens and runoff areas. Membership is deliberately limited, with a clubhouse, practice facilities, member tournaments and junior programmes.
